Conveyancing Fees

Our fees

No property is exactly the same and our fees will reflect the particular requirements of your sale and purchase.

Our fees for a typical conveyancing transaction range from around:

£850 plus VAT (£1, 020 inclusive of VAT) for a simple transaction to around
£3,000 plus VAT (£3,600 inclusive VAT) for a high value property with a complex title.

These figures may, however, vary in cases with special complications. That is why we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of your transaction. We will also advise you immediately about any complications, and discuss the potential impact on price before additional charges are incurred.

Please consider all sections of our website for information about key stages of your transaction and possible time scales.

Cyber Crime and Identity Fraud

Kennard Wells is committed to combatting Cyber Crime and protecting the interests of our clients and the community as a whole against cyber criminals. This is why we are taking all necessary steps to ensure that we are “Cyber Safe” as certified by independent analysts and continue to monitor our systems to ensure that we are secure against the possibility of a cyber attack.

But it is not just the security of our own systems that we need to continually monitor. We also need to ensure that the people we work with are who they say they are. That is why we carry out electronic verification of all our Client’s and other Lawyer’s identity and more importantly independent verification of all bank account details given to us by clients and third parties.

Vendor fraud is on the increase. To combat this increasing threat we apologise to the honest Vendors who instruct us but we will take additional steps to ensure that the person who instructs us is actually the owner of the property and not someone attempting to impersonate the rightful owner. This could involve you in providing substantial historical documentation linking you to the property you are selling.

Choosing the right solicitor can help prevent an exciting experience from becoming a stressful one. Whether you are a first time buyer or a seasoned investor, Kennard Wells provide a friendly service from our experienced, efficient and approachable professionals. We offer a fixed fee for residential conveyancing work which eliminates the worry associated with potentially spiralling costs, and guarantee to keep you fully informed at every stage of the transaction.

We also deal with all aspects of:

  • Re-mortgages
  • Transfers of property following relationship breakdown
  • Gifts of property
  • Trusts

The conveyancing team are the cornerstone of our business. Our in-depth local knowledge and strong relationships with estate agents and developers mean clients keep coming back and new customers feel safe putting their business in our hands.
